Rental PoliciesPLEASE READ ALL INFORMATION CAREFULLYTHE UNIT INCLUDES all furnishings required for normal living conditions. Rental linens are supplied on a one time basis prior to check-in. Daily maid/linen service may be obtained for an additional fee upon request prior to check-in. Pillows, bedspreads and blankets are provided, however, these are to be used as bedding only. You must bring your own blankets and towels for use on the beach, on the balcony, by the pool, etc. Guests will be charged to launder mattress pads, blankets and/or pillows that have been used improperly. Units are setup for housekeeping, including cooking and eating utensils. Expendable items such as soap, bathroom tissue, paper towels, cleaning products, etc. are the responsibility of the guest. All units are equipped with basic cable hookup for TV’s and a color TV. A telephone is provided in your unit and the phone number is provided in the description of rental property. Condominium parking is limited. PLEASE OBSERVE MAXIMUM 2 AUTOMOBILES PER UNIT. (Some units have 1 automobile per unit.) UPON ARRIVAL: ALL GUESTS MUST CHECK IN AT OUR OFFICE (NOT THE RENTAL PROPERTY) TO RECEIVE A KEY! Check-In at our office located at 1551 21st AVE. N., MYRTLE BEACH, SC 29577. Please bring a copy of your confirmation to check-in. YOU should notify us immediately of any missing or inoperative furnishings or equipment or of any weak or unsafe conditions which may result in injury. Occupancy by you and/or your party shall be conclusive evidence that the unit is in satisfactory condition and is as represented. Please do not wait until you are checking out to make us aware of problems. LATE ARRIVALS: Please call our office at (843) 448-1700 or email us the day before at info@oceanfrontvac.com if you will be arriving after hours. We will arrange to leave your keys and directions in our security box. Our office hours are 9:00AM-5:00PM, Monday-Saturday (except holidays), with closing time extended to 6:00 PM during peak summer weeks. REPAIRS: WE CANNOT guarantee air-conditioning or appliances. There will be No Refund upon their failure. We try to keep these units in good working order. Our best will be done to have any malfunction repaired as quickly as possible. SUBSTITUTION: In the event that an owner of a vacation rental unit elects to remove his property from our management responsibility we will provide comparable accommodations or grant a full refund. We reserve the right to substitute suitable accommodations if circumstances require. AFTER HOURS LOCK-OUTS: There is a charge for all after hours lock-out calls. Please call our local line for instructions. THIS PROPERTY IS privately owned and management reserves the right to refuse service to anyone and will not be responsible for accidents or injuries to guests or for loss of money, jewelry, or valuables of any kind. METHODS OF PAYMENT: We accept VISA, MASTERCARD, DISCOVER, personal check or money orders as a deposit. If you pay your deposit by check, your check must be received in our office within 10 days of date in which reservation was made or the reservation will be cancelled. Please make checks payable to Oceanfront Vacation Rentals, Inc. The amount of the deposit required to confirm the reservation is ˝ half of the rental amount. We may accommodate regular payment schedules as needed. Just ask one of our vacation specialists. ALL RESERVATIONS MUST BE PAID 30 DAYS PRIOR TO CHECK_IN. All deposits and rents will be deposited into an interest bearing escrow account with the interest accrued to the credit of Oceanfront Vacation Rentals, Inc. CANCELLATION OF RESERVATION: Oceanfront Vacation Rentals, Inc. strongly urges each guest to consider taking the optional Travel Protection Insurance offered. For reservations of less than 30 days, cancellation of a confirmed reservation is required in writing by mail or fax. If and when the property is re-rented for the full period of the canceled reservation for the full gross rate and confirmed with a paid deposit, a refund to tenant will be issued, less a $75 cancellation fee (Houses require a cancellation fee of $250.00). Reservation fee and Travel Insurance are non-refundable. If property is not re-rented for the full time period of the cancelled reservation and for the full gross rate, all monies paid will be forfeited due to the availability of Travel Protection Insurance. Oceanfront Vacation Rentals, Inc. will not make any refunds due to a mandatory evacuation of the area due to a hurricane, etc. SECURITY DEPOSITS: A security deposit is required on ALL reservations. Guests have the option of either signing a security deposit waiver with a credit card or paying full security deposit with final payment, 30 days prior to arrival. This will be held by Oceanfront Vacation Rentals, Inc. until you have returned the keys and departed and the unit is inspected for any damaged or missing items. CASH SECURITY DEPOSITS WLL BE REFUNDED TO YOU WITHIN 30 DAYS as long as all keys have been returned to the office, no telephone calls were charged to unit, and nothing is damaged or missing from the unit. (NOTE: Higher security deposits may be required at discretion of management.) BY ACCEPTING THIS Rental Agreement as the Guest, you agree to be responsible for any damage to the dwelling or grounds and to the furnishings which occur during your stay through act or negligence of you, your family, friends or social guest. You agree to surrender the property at the time and date specified in as good condition as it was at the beginning of your stay, except for reasonable wear and tear, acts of God, and/or causes over which you have no control. If the unit is not left in satisfactory condition, you will be charged for repair and restoration to satisfactory condition plus lost rents. Lost keys can result in a charge up to $100.00 per key. VACATION TRAVEL PROTECTION INSURANCE: Although it is our desire to make everything excellent for your vacation, we understand that situations arise whereby you must cancel your trip. In the unfortunate event you must cancel, Oceanfront Vacation Rentals, Inc. is proud to offer vacation travel insurance through our insurance provider, CSA Travel. This vacation travel insurance is automatically added to each reservation. It is an OPT-OUT service, whereby if you wish to not have this trip insurance, you must decline this on the lease agreement. The monies paid to the travel insurance will then be added to your reservation. We strongly encourage taking this travel insurance in that it covers a great deal of issues that may arise before and during your vacation. Please click here to obtain your travel insurance policy or certificate of insurance for your Covered Trip if you have paid for or authorized payment for the travel insurance. The travel protection, if purchased, includesinsurance coverage for Trip Cancellation, Trip Interruption, Travel Delay, Baggage Delay, Accidental Death and Dismemberment and Emergency Assistance. Please read your document carefully as certain limitations, restrictions and exclusions apply. The insurance coverage is underwritten by Stonebridge Casualty Insurance Company and the non-insurance assistance services are provided by CSA’s designated provider. Please contact CSA at 866-999-4018 if you have any questions. MANDATORY EVACUATION: If state or local authorities order a mandatory evacuation of the area where the premises are located, no refund of any monies paid will be made to Tenant, nor will a stay be allowed at a later date, due to a hurricane evacuation or other natural catastrophe, or the unavailability of Travel Protection Insurance due to the current existence of named storm at the time a reservation is made. Oceanfront Vacation Rentals, Inc. is pleased to offer CSA Travel Protection Insurance to protect your vacation investment in case of an emergency. Also, no refund will be made for the period of time the area may be closed following an evacuation due to hurricane or other natural disaster. Oceanfront Vacation Rentals, Inc. strongly recommends Travel Insurance. Subleasing: This lease agreement may not be assigned or subleased without prior written consent from Oceanfront Vacation Rentals, Inc. PARTIES: NO PARTIES! Should a party (chaperoned or unchaperoned) occur, occupancy will be terminated. Should a parent check into a rental and later leave students, the students will be evicted if Oceanfront Vacation Rentals, Inc. finds it necessary to do so and NO REFUND, including unused rental amounts, will be returned. We accept families and adults that are 25 years or older. Entry: It may be necessary to enter the unit during occupancy at a reasonable hour for repairs, care or management of the property. Outdoor Grilling: Absolutely no grilling on porches or balconies. Grill only in the designated grilling areas. Fireworks are also strictly prohibited. Please refer and abide with local laws. Pets: We all know that you would like to bring your pet with you on your vacation. Please take a look at the pet-friendly properties that Oceanfront Vacation Rentals, Inc. has to offer you. Certain weight restrictions will apply, so please verify this with a vacation specialist. Miscellaneous Rentals: for guests that need to rent a crib, wheel chair, beach equipment or other items, please click here for Vacation Equipment Rentals. DEPARTURE REQUIREMENTS: Take out ALL trash; remove all food items from cabinets, refrigerator and freezer. DO NOT LEAVE FOOD FOR HOUSEKEEPERS. Wash dishes, pots, pans, etc. and return to cabinets. Strip the beds of sheets and pillowcases and place in a bathtub. Please leave beds unmade, remove all personal belongings, and RETURN KEYS TO OCEANFRONT VACATION RENTALS, INC. OFFICE. FAILURE TO COMPLETE THESE ITEMS WILL RESULT IN CHARGES AGAINST YOUR DAMAGE DEPOSIT. FORUM SELECTION CLAUSE: This agreement shall be governed by and interpreted in accordance with laws of the State of South Carolina. This agreement shall be treated as though it were executed in the County of Horry, State of South Carolina, and were to have been performed in the county of Horry, State of South Carolina. Any action relating to the agreement shall only be instituted and prosecuted in courts in Horry County, South Carolina. Lessee/Tenant specifically consents to such jurisdiction and to extraterritorial service of process. Our office is located at 1551 21st AVE. N., MYRTLE BEACH, SC 29577. Our office is on the north side of 21st Avenue North across from the back door of the Palace Theater of Broadway at the Beach and next to a La Quinta Inn and Suites in the Professional Center office complex in Suite 12. The Professional Center is a grey brick complex in the shape of an “L” and Suite 12 is in the corner where the two buildings meet. From the South: come into the beach on Hwy. 501; go past Hard Rock Park and over the Waterway Bridge. You will see an exit to 17 North, North Myrtle Beach, take this exit and go to the 2nd stoplight at 21st Ave. N. Take a right and look for the gray brick office building on the right. From the North: you will be on 17 South, go through North Myrtle Beach and stay on 17 By-Pass until you come to 21st Ave. N., and take a left at the light and look for the gray brick office building on the right.
