VACATION PROPERTIES

STANDARD PROPERTY APPEARANCE

Bathrooms:

One bath mat per bathroom

2 Rolls of toilet paper per full bathroom

Bedrooms:

Conventional beds made with towel bundles neatly placed on top

Towel bundles per guest the bed sleeps: 2 bath towels, 1 hand towel, 1 wash cloth

Kitchen:

Food items will be discarded except spices in decorative racks

All chemicals, detergents, sprays, liquids, pesticides, etc. to be discarded

No place settings or dishes on table or bar area

Old sponges will be discarded

Small appliances unplugged

Amenities will include:

kitchen towel(s)

dish rag(s)

pot holder(s)

1 roll of paper towel

1 unwrapped sponge

1 starter bottle of liquid dishwashing detergent

1 starter box of laundry detergent

General

Fireplaces clean

Wastebaskets and trash cans clean inside and out with new liner

All entry glass and sliding glass doors clean and streak free

All old magazines will be discarded

All old candles will be discarded (only candles should be those in a holder that

contains the melted was)

All doors and windows locked

Standard plastic or wooden hangers in closets (10 per closet)

Only store bought seashells or those neatly arranged in decorative baskets

No clutter stored in closets, drawers or cabinets

Sofa-bed linens placed on sofa neatly folded in plastic bag

Extra blankets folder neatly and placed in appropriate closet

DEEP CLEANING SPECIFICATIONS

Kitchen:

1. Pull out refrigerator and clean underneath, including baseboards and walls

2. Clean inside and outside of refrigerator and replace baking soda

3. Clean stove and oven including coils and drip pans - order replacement if necessary

4. Organize and clean cabinets and drawers

5. Clean pots, pans and dishes

6. Clean small appliances

Laundry:

1. Move washer and dryer and clean underneath including lint traps

Living Room / Dining Room:

1. Vacuum/wipe furniture

2. Move furniture and clean underneath

3. Clean sliding glass doors and tracks

4. Clean all glass, pictures, mirrors and frames

5. Clean/wipe appliances

Bedrooms:

1. Request replacements for mattress pads, blankets and pillows if needed

2. Move furniture and clean underneath

3. Dust/wipe headboards

4. Wash/wipe windows, frames sills and tracks

5. Remove and clean bedspreads, mattress pads, dust ruffles and blankets when necessary

6. Flip mattresses

Closets:

1. Clean shelves

2. Discard any broken or wire hangers--leaving only plastic or wooden

3. Organize closet and clean out any clutter

Bathrooms:

1. Clean fixtures

2. Shine chrome

3. Clean toilets and tubs/showers

4. Wash shower curtains--request replacement if needed

5. Clean and shine glass shower doors and tracks

Outside Furniture

1. Wash/wipe outside furniture

2. Sweep decks and patios

General:

1. Wood and Formica furniture will be washed/wiped

2. Fans, vents, blinds, light fixtures, lamps and mirrors will be cleaned

3. Walls will be wiped clean to remove debris and spider webs

4. Floors will be washed and carpets will be vacuumed

5. Wash/wipe baseboards, doors and shelves

6. Clean behind, underneath and on top of furniture

7. Recommend 10 plastic hangers per closet

8. Clean/dust artificial plants and knick knacks

9. Wash/wipe all shelves and cabinets

10. Outside--clean spider webs and dirt build up around entrance doors and patios

11. Make note and alert management company if painting is needed

12. Make note and alert management company if carpet or window treatment cleaning is necessary

Thank you so much for previewing our management contracts for your seasonal or annual rental property. We are celebrating our 21st year of business in the Grand Strand area and have a current inventory of approximately 200 properties.

Our housekeeping and maintenance services are outsourced to provide hands-on personal service to our guests and homeowners.

Listed below, is information about our most commonly asked questions pertaining to our rental management program.

* We are a rental management company and provide rental services only. If you need extra maintenance, general carpentry, painting, wallpapering or decorating, we will be more than happy to refer you to people we use on a daily basis.

* Private phone lines in each unit are required. They may be on the front desk switchboard or a private phone line like in your home. This is necessary for local service calling, as well as 911 emergency access.

* The unit should be equipped with a vacuum cleaner for families as well as our housekeeping division to use. This will prolong the life of your carpet, as pounds of beach sand ground in daily!

* The housekeepers use commercial cleaning products in our units. After years of research, we have decided that having the following products under your kitchen sink or in your storage closet will benefit everyone in the long run. This should be a $25.00 investment that will pay off handsomely over the hard months of summer! Go to Dollar Tree!

This is for your guest to use, not the housekeepers!

* Our housekeeping division provides linens, towels, bath mats and kitchen towels for our guests and homeowners. You only need to provide pillows. (We suggest some extras) for each bed including the sleeper sofa, mattress pads and blankets for each bed and the sleeper sofa. Pot holders , place mats and extra kitchen towels are a nice touch!

Preventative maintenance is supplied by housekeeping upon every rental.

We do an annual inspection and inventory of each property for evaluation purposes and keep this in our office files.
